Ordsall Partnership Extended to 2018

The multi-million pound regeneration of Ordsall has been given a further boost with the five-year extension of the partnership between Salford City Council and developer LPC Living.

Today’s announcement secures the long-term future for Ordsall with plans for a further £45m investment, which includes an additional 425 homes, allotments and new public open spaces. The five-year plan will include the redevelopment of the derelict Ordsall District Centre and the adjacent St Clement’s school site.

Salford City Mayor Ian Stewart said: “This agreement is further good news for Ordsall. Our partnership with LPC Living has already meant millions of pounds of fresh investment into the area, creating new homes and jobs. Five years down the line, we will be in an even better position and Ordsall residents will reap the benefits of our commitment to making life better for them.”

Launched in 2006 the Ordsall Development Framework (ODF) was created to bring about transformational change to historically one of the most deprived areas in the UK. Under the deal Salford-based LPC Living, which is owned by the Pervaiz Naviede Family Trust, was appointed as the exclusive developer for an area of 190 acres between Salford Quays and Manchester city centre.

Working with the community the developer was tasked with attracting first-time buyers and families back to Ordsall, creating new employment opportunities and making physical improvements to the area benefitting both new and existing residents.

So far LPC has invested more than £50m in the area, delivering more than 300 new homes, improvements in parks and green spaces and part-funded a state-of-the-art £6.5m primary school for 350 pupils.

Most recently, the company has completed Radclyffe Park, a new retail centre on Trafford Road comprising a Morrisons supermarket, Travelodge hotel, NHS health centre, a high street of shops and community Police base. The scheme has already created around 250 jobs with 80% of those recruited coming from the local community and previously claiming benefits.

As well as environmental improvements, agencies including Greater Manchester Police and Salford NHS have worked to tackle issues around crime and access to healthcare, contributing to a 36% reduction in crime between 2009 and 2011*.

Simon Ashdown, director at LPC Living, said: “The startling transformation of Ordsall into a thriving community has been achieved thanks to the successful collaboration with Salford City Council and local residents. We’re delighted that this partnership will continue for another five years allowing us to tackle a number of key sites to provide quality housing and environmental benefits for those living and working in the area.”
